More density?

This is a lovely neighborhood with wonderful walk ability to the Eastown shops and restaurants. The mature trees and rain garden show how thoughtful the neighbors are about being part of an urban green space.

Perhaps Gladstone with this highlighted area only could be considered to move from SFR to MFR zoning. It would only be reasonable if neighboring Grand Rapids streets that are near Gladstone have similar density zoning so there is a natural flow out from businesses to higher density to single family homes.

Perhaps the streets could try a designated lane painting for e-bikes/scooters and speedy bikers. Street painting that you see in Alger Heights for example.

These census areas have 98 and 100 score for tree equity. For the value and comfort of residents living close to a more business oriented district where there are less trees. Keeping those score and preserving trees is important.
