A green area w/ proper playground & space for parents would foster a sense of community (a native plant rain garden could help w/ the recurring flooding problem too). Greenspace

So many kids use this area for play and recreation. It would be wonderful to retain some of that, regardless of what the buildings are used for. I feel strongly that whatever is put here does not create more traffic or commercial activity, including things like dumpsters and other things that generate odor and noise.

Area is naturally residential

I’ve walked the streets near St Stephen’s many times over the years. My overwhelming instinct is that the area is organically residential and home to myriads of families.
